SIX STRUCTURAL SYSTEMS
Modular Building Systems for Project Procurement
KUBO presents six modular building systems for project teams that need to balance transportation, site assembly, usable space, relocation, building configuration and local project requirements.
The system decision should come before the final product configuration. Use this page to identify the systems that fit your project constraints, then evaluate the relevant system pages in greater detail.
SYSTEM FOUNDATIONS
What Changes When You Choose a Different Modular Building System?
A modular building system affects much more than the appearance of the finished building.
- Manufacturing form and how major structural assemblies are prepared.
- Packing and transportation from factory to destination.
- Site assembly, lifting, staging and connection sequence.
- Connection concept for assembly, service or reconfiguration.
- Degree of factory completion for interiors and MEP interfaces.
- Relocation and redeployment planning across project phases.
- Joined-building possibilities, circulation and layout flexibility.
- Project-specific foundations, structure, utilities and local approval interfaces.
PROCUREMENT SELECTION
Choose the System by Project Constraint, Not by Product Name
A useful shortlist starts with the conditions the project cannot easily change.
Transport & Packing
Buyer question: How important is compact transport for the project route and order volume?
When freight efficiency is a major driver, evaluate knock-down systems early. When pre-integration or deployment carries more weight, keep Expandable and folding concepts in the shortlist.
Site Assembly Resources
Buyer question: What labor, lifting equipment, tools, supervision and staging space will be available?
Flat Pack and detachable systems need planned field assembly. Expandable and folding concepts reduce some panel-by-panel work, but handling, support, anchorage and inspection remain.
Deployment Requirement
Buyer question: How much site work can the mobilization schedule accommodate?
Shortlist Folding, Z-Type Folding or Expandable when rapid establishment matters. Keep assembly-led systems in view for phased construction and repeatable blocks.
Relocation & Reuse
Buyer question: Will the buildings remain in one location or move between project phases?
Detachable Container deserves early evaluation when demountability, servicing and reconfiguration are part of the asset strategy.
Usable Space & Layout
Buyer question: Does the project need compact repeated rooms, flexible connected layouts or larger deployed interiors?
Flat Pack supports repeatable blocks and layout flexibility. Expandable and Z-Type Folding merit review when deployed interior becomes a stronger factor.
Connected / Multi-Module Buildings
Buyer question: Will units remain standalone or combine into accommodation, office or support-building blocks?
Configurable modular systems can support connected layouts, subject to structure, circulation, openings, MEP interfaces and project engineering.
MEP / Factory Completion
Buyer question: How much electrical, plumbing, sanitary and interior coordination should happen before delivery?
Greater pre-integration can reduce some field finishing work. The appropriate level still depends on building function, transport and the agreed supply boundary.
Climate, Structure & Local Approval
Buyer question: What destination conditions and approval requirements apply?
Climate, design criteria, foundations, local codes and authority requirements affect final configuration. Do not select a system from transport or deployment characteristics alone.
THE SIX SYSTEMS
Six Modular Building Systems for Different Project Constraints
Each system page provides deeper technical and commercial evaluation after the project team has created a shortlist.
SYSTEM 01
Flat Pack Container House
Flat Pack is suited to repeatable project buildings where batch manufacture, layout flexibility, controlled site assembly and phased deployment are important.
- Well suited to repeated accommodation, office and project-building blocks.
- Requires organized site assembly across structural, enclosure and service work.
- Useful where configurable layouts matter more than a fixed deployed form.
SYSTEM 02
Detachable Flat Pack Container House
Detachable Flat Pack is a freight-led knock-down system for international projects where compact shipment and high-volume procurement are major considerations.
- Prioritizes compact transport and shipment planning.
- Requires disciplined unloading, staging and field assembly.
- Suits buyers prepared to coordinate more work after components reach site.
SYSTEM 03
Detachable Container House
Detachable Container is designed as a demountable, serviceable project asset where relocation and reconfiguration may form part of the building strategy.
- Relevant for projects expecting relocation between phases or sites.
- Supports a serviceable and reconfigurable asset approach.
- Requires planned dismantling, transport and reassembly procedures.
SYSTEM 04
Expandable Container House
Expandable systems provide a larger, substantially pre-integrated interior while reducing some panel-by-panel assembly work on site.
- Suitable where deployed interior space is a significant requirement.
- Greater pre-integration can shift more work toward factory coordination.
- Handling, support, anchorage and inspection remain part of site planning.
SYSTEM 05
Folding Container House
Folding systems use a pre-hinged structural concept to support rapid project mobilization, particularly for temporary and project-support applications.
- Worth evaluating where the deployment sequence is a major concern.
- Reduces some panel-by-panel assembly compared with knock-down concepts.
- Site handling, positioning, connections and inspection still need coordination.
SYSTEM 06
Z-Type Folding Container House
Z-Type Folding uses a slide-and-fold concept to balance deployed interior requirements, transport profile and site deployment needs.
- Relevant when deployed interior flexibility is a major selection factor.
- Combines transport considerations with a deployable structural format.
- Final suitability depends on layout, handling, site conditions and scope.

TWO DIFFERENT DECISIONS
Structural System and Building Function Are Two Different Decisions
A structural system describes how a building is manufactured, transported, assembled or deployed. A building function describes what the completed space is used for.
A project may need dormitories, site offices, sanitary buildings and dining facilities while still requiring a separate decision about which structural system should support each building or building group. Final compatibility remains project-specific.
What buildings does the project need?
Plan dormitories, offices, sanitary, dining and support facilities by function before finalizing the structural system.
Modular Dormitory
Review room mix, accommodation planning and project inputs for a dormitory building.
Modular Site Office
Plan administration, meeting and project-team space around operational requirements.
Sanitary / Ablution Units
Coordinate sanitary functions, water, drainage, ventilation and responsibility boundaries.
Dining / Kitchen Buildings
Review headcount, meal flow, utilities and catering interfaces for dining facilities.

FREQUENTLY ASKED QUESTIONS
Questions About Modular Building System Selection
Use these answers for early screening, then confirm the final configuration against the actual project brief.
A modular building system defines how major building elements are manufactured, transported, connected, assembled or deployed. It is separate from the building’s function, such as a dormitory, office or sanitary facility.
They differ mainly in transport form, degree of factory completion, site assembly, connection concept, relocation approach and deployed-space characteristics. Final selection should reflect actual project conditions.
There is no single system for every workforce camp. Headcount, building schedule, transport route, site labor, project duration, relocation plans and required building functions should determine the shortlist.
Packing format can materially influence procurement planning, but freight is only one factor. Site assembly capability, building configuration, destination handling and the final delivery route should be reviewed together.
Detachable Container is particularly relevant where demountability and reconfiguration are part of the project strategy. Other systems may also support relocation depending on the confirmed configuration and handling plan.
Potentially, yes. Building function and structural system are separate decisions. Compatibility depends on layout, MEP requirements, openings, finishes and project-specific engineering.
A project may evaluate more than one system for different building groups, but compatibility, logistics, interfaces, maintenance and site execution should be reviewed before confirming the final arrangement.
Provide the destination, building function, quantity, room or layout requirements, site access, project duration, relocation needs, installation resources, utilities, schedule and applicable structural or local approval requirements.
